Residential real estate sales among top Sebastian County property deals in March – Talk

Two residential real estate deals in Fort Smith and Greenwood, with both topping $1 million, were the largest property transactions in Sebastian County during March, according to the office of Sebastian County Assessor Zach Johnson.

The largest deal was $1.575 million with the Dwight Curry Trust selling a Fort Smith residential property to Joseph Gilliland and the Lynn Curry Family Trust. That deal closed March 8.

The second largest deal was valued at $1.15 million and had Frontier Petro LLC selling a group of duplexes on Grinnell Circle in Greenwood to Robert Ross. That deal closed March 11.

Of the top 10 deals in March, only one was for commercial property. The John and Kathy Martinkus Family Trust sold a commercial office building at 2206 Wheeler Ave., in Fort Smith, to SWGD 2206 Wheeler LLC for $500,000. That deal closed March 11.

The top 10 Sebastian County property deals in March had a combined deal value of $6.855 million. The top 10 deals for the first three months of 2024 total $28.197 million. The top 10 deals for each month in 2023 totaled $103.704 million.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex. A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
